Job Responsibilities & Qualifications:
Primary Function:The incumbent will assist the Maintenance personnel in all areas of facility, inside and outside, including living quarters. Primary responsibility will be for upkeep of all grounds, including facility and living quarters.

Job Description:

Performs a variety of maintenance and repair duties generally described as follows:

  • Ground Maintenance: Cuts grass, trim trees and bushes and generally keeps grounds neat and tidy.
  • Painting — Paints ceilings, walls, doors, interior and exterior trim and framework usually not requiring basic pre-coating of raw surfaces. Touches up or repaints damaged or peeled surfaces. Removes dirt, scale, loose paint and prepares surface by scraping sanding; fills minor crack sand holes with patching compounds before painting. Uses standard colors of oil or alkyd paints and stands methods for thinning and for tinting small amounts for patchwork; uses standard shellacs and varnishes for furniture and floor finishing. Brush paints or uses standard spray guns.
  • Electrical — Assist journeyman electrician in repairing broken or frayed wiring and repairing or replacing mechanical components of electrical appliances, lighting and other standard equipment, such as switches, plugs, etc. Makes simple tests to assure satisfactory results.
  • Plumbing — Assists journeyman plumber in maintaining, repairing and replacing standard plumbing fitting such as spigots, flushes, disposals, routs stopped drainages and clean grease traps. Also assists in repairing or replacing leaky or corroded joints, elbows and small external pipe sections, using standard items or measuring, cutting and threading pipe to fit; replaces by joining, coupling, securing, and sealing. Makes simple repairs to or replaces parts on small domestic type furnaces, such as gauges, switches thermostats, and filters. For plumbing, replacing traps, elbows, threads, and cuts pipes. Repairs sinks, lavatories, showers, and bath tubs. Assists higher graded worker in replacing or repairing water heaters.
  • Carpentry — Selects material to repair doors, door locks, door hardware, installs interior trim such as baseboards, base molds, etc. A higher grade worker or the supervisor gives advice on unusual problems and spot checks work to meet requirements.
  • On a day-to-day basis, performs other miscellaneous maintenance and repair duties such as:
  • Making periodic checks and adjustments of routine electrical and plumbing needs; o Replacing broken window panes and doing routing patching a caulking to prevent further deterioration, etc.
  • Occasionally drives small pickup truck to haul supplies and mowing equipment such as a small riding lawnmower with various attachments. o As required may also assist in fire prevention and suppression.
  • Store or dispose of confidential materials as requested.

Job Knowledge

Knowledge and ability to use electrical and refrigeration tools, installation, troubleshooting, and repairs.

Knowledge of carpentry and plumbing to maintain the upkeep of structures, fixtures, and utilities, requiring visual examination and tests to determine need for repair.

Knowledge of safety practices for the efficient use and safe handling of power tools and equipment.

Knowledge and ability to receive instructions and act on instructions to get tasks accomplished.

Valid NC Driver's license is required.


Three years experience in the maintenance field. (carpentry, electrical, plumbing, etc.) Proficient in three (3) months.

Initiative and Ingenuity

The incumbent works under the direct supervision of the Maintenance Manager who will provide oral or written instructions through work orders. The incumbent will select tools, and use established methods and techniques to complete work.


The work requires the incumbent to stand, bend, stoop, climb, and work in awkward positions. Will be operating equipment for extended periods of time. Incumbent carries, lifts, pulls, or pushes parts and equipment with a weight up to and at times beyond 50 pounds.

Responsibility for Equipment

As an incidental, the incumbent will be required to operate a government-owned or leased motor vehicle in the performance of assigned duties. May be required to repair equipment located in patient homes. Responsible for the following types of equipment hand radio, hand tools, lawn equipment, electrical equipment, plumbing equipment, etc. Misuse or abuse of equipment could affect program budget.

Responsibility for Material

Incumbent will be responsible for selecting types and amounts of materials needed for assigned projects. Responsible for securing materials and supplies. Responsible for the efficient use of materials. Misuse of materials could result in minor incidents which woul reflect poorly in performance evaluation.


The incumbent could incur broken bones, scrapes, burns, and infections. Exposure to flying objects, insects, noise hazards, and chemical hazards. May perform work where bad smelling fumes are present.

Responsibility for Others

Incumbent may be required to transport essential staff to facility in inclement weather. Occasional contacts with patients in clinical and home settings. Responsible for safety of hospital employees, patients, and maintenance technicians.

Working Conditions

Work is performed inside and outside in all kinds of weather and is usually dirty, dusty, and greasy. Incumbent may perform work where bad smelling fumes are present. Incumbent is subject to noise from machinery and electrical shock or burns from equipment, exposure to possibility of scrapes, and infections and has occasional exposure to broken bones. Incumbent is required to know and enforce all safety regulations pertaining to working conditions.
